NVIDIA backs powered-land builder Cloverleaf for AI factories

The chip giant takes an undisclosed minority stake in a Houston site developer that preps gigawatt-scale data center land.

Land and power, not silicon, decide when AI capacity actually comes online. NVIDIA has bought a minority stake in Cloverleaf Infrastructure, a Houston company that assembles exactly that foundation, the two firms disclosed on August 21 without publishing deal terms.

Cloverleaf never operates data centers or sells compute. Its business is site assembly: pairing parcels with a credible path to electricity and handing shovel-ready projects to the companies that build the facilities. Since its 2024 founding, backed initially by Sandbrook Capital and NGP Energy Capital, it has delivered multiple gigawatt-scale projects across North America.

Adopting NVIDIA’s DSX platform is the deal’s technical heart. Cloverleaf will use the AI factory design tooling, introduced at GTC Taipei in May, to weigh power, water, and grid constraints before breaking ground and to trim energy use and boost compute density once facilities are live.

NVIDIA’s Nico Caprez, vice president of global AI infrastructure growth, called land, power, and shell the foundation of the intelligence age. CEO David Berry framed the tie-up as a boost for identifying sites that underpin US growth and security. J.P. Morgan Securities advised Cloverleaf.

For a chip vendor, the bet hedges the slowest part of the supply chain: utility interconnection queues and permitting now gate new capacity more than any hardware roadmap.
